Living in North Austin's Suburbs: What No One Tells You

You've seen the lists. "Best places to live in Texas." "Fastest-growing suburbs." North Austin shows up every time — Round Rock, Leander, Georgetown, Hutto, Liberty Hill. But what's it actually like to live here day to day? Here's what people figure out after they move in.

The commute conversation is real — but it's manageable.

I-35 is not your friend during rush hour. But the North Austin suburbs have gotten smarter about this. Leander has the MetroRail. Round Rock and Georgetown are adding road infrastructure. And as remote and hybrid work stays common, many residents have stopped fighting the commute entirely. Know your schedule before you decide where to land.

The suburbs are not the same.

People often lump the North Austin suburbs together, but they each have a distinct feel. Round Rock is the most established — infrastructure, schools, restaurants, and parks are all there. Georgetown has the most personality with its historic square and laid-back pace. Leander is the choice for newer builds and a more modern vibe. Hutto is where you go when you want space and value without sacrificing proximity. Liberty Hill is for people who want elbow room and don't mind the drive

The schools are a real reason people move here.

This isn't marketing. Round Rock ISD holds a B rating with an 87 out of 100 from the Texas Education Agency, with multiple schools ranked in the statewide top 25 by US News in 2026. Families move here specifically for the district — and they're not wrong to do so.

New businesses are arriving fast.

A Michelin-awarded chef recently opened Grey Orchard, an upscale American restaurant with Asian influence, in Round Rock. Scheels, Hopdoddy, a new Target near Liberty Hill — the retail and dining scene is catching up with the population growth.

The community feel is real.

Whether it's a neighborhood HOA event, a local bookstore fundraiser, or a school bond vote that passes by a wide margin, North Austin suburbs have something that's hard to find in big cities: people who know their neighbors and show up for each other.

If you're considering a move to this part of Texas, the question isn't really whether North Austin is a good fit. It's which part of North Austin fits your life.
